Gate and garage repairs in Johannesburg South

Johannesburg South isn't one town but a group of suburbs in the city's Region F, and they're quite different from one another:

• The older inner south, such as Turffontein, home of the racecourse, Rosettenville, Townsview and Robertsham: established houses on their own stands, each with its own gate, garage door and boundary wall.
• Mondeor, known as the Jewel of the South, set among hills on the edge of the city.
• Glenvista, Bassonia and Mulbarton, further south and out towards Alberton. Glenvista, an affluent suburb about 5 km west of Alberton, has a large Portuguese community.
• The Klipriviersberg, whose nature reserve covers 640 ha of koppies and veld among the southern suburbs, run by the city's parks department.

The hillier parts of the south, from Mondeor to the streets along the Klipriviersberg, bring a problem flat suburbs don't: driveways that slope. A sliding gate needs a straight, level track to run on, and Gemini, for one, bases its motors' figures on exactly that. On a sloping driveway the track has to be built up level, or the gate fights the motor on every opening and the battery and gearbox pay for it.

Swing gates have their own slope issue: a leaf that opens uphill can scrape the driveway or need the arc kept clear. Either way, the gate is set right before a motor is fitted or replaced, so a new motor isn't fighting the ground. More is on sliding gates and swing gates.

In the established streets of the inner south, plenty of gate and garage motors have been working for a long time, and when one stops, the first question is whether it's worth fixing. Our rule of thumb:

• Repair it when the fault is a battery, a pinion, a remote or a receiver. These parts are easy to find for the common makes and cost a fraction of a new motor.
• Think twice when an old motor needs a new control board or gearbox. Parts for discontinued models can be hard to find, and the bill can approach the price of a new kit.
• Replace it when the motor has failed more than once in a short time, or the gate it moves has been changed and is now heavier than the motor was built for.
